A second bedroom is worth paying for if you will use it regularly: for a child, a flatmate, a home office or frequent guests. If it would mostly sit empty, a one-bedroom apartment usually gives you better value and lower running costs.
This guide helps renters and buyers in Ajman weigh that extra cost against their budget, household, working arrangements and plans for the next few years.
TL; DR
- A two-bedroom apartment typically costs noticeably more than a one-bedroom in the same building, both in rent or price and in running costs.
- Choose a one-bedroom if you live alone or as a couple, work mainly outside the home, and want to keep monthly costs down.
- Choose a two-bedroom if you have children, share with a flatmate, work from home most days, or often host guests.
- Buyers should plan further ahead than renters, because moving again means paying registration and agent costs a second time.
- Compare total costs, not just rent or price, and always compare similar buildings in the same area.

When a one-bedroom apartment makes sense
- You live alone or as a couple and don't expect that to change during your lease or in the next few years.
- You work mainly outside the home, so a desk in the living room is enough on occasional home-working days.
- Location matters more than size. The money saved on a second bedroom can pay for a better building, a shorter commute or covered parking.
- You want lower fixed costs to leave room for savings, travel or a future purchase.
- You rarely host overnight guests. A sofa bed covers occasional visits.
When paying for a second bedroom makes sense
- You have children, or plan to soon. A separate room for a child protects everyone’s sleep.
- You work from home most days. A door between work and rest helps with calls, focus and switching off.
- You share with a flatmate. Two people each paying half of a two-bedroom can pay less per person than one person renting a one-bedroom alone. Check that your contract allows sharing first.
- Family visit regularly. Long stays are far easier with a proper guest room.
- You are buying for the long term. A second bedroom can save you from moving and paying purchase costs again, as your household changes.

How much more does a second bedroom cost?
The fairest comparison is between similar units in the same building or community. Asking prices and rents on major UAE listing sites in September 2026 show the typical gap:
- Garden City (rent): one-bedrooms averaged about AED 28,500 a year and two-bedrooms about AED 38,800. That is roughly AED 10,300 more a year, or about AED 860 a month.
- Horizon Tower, Ajman Downtown (sale): one-bedrooms averaged about AED 401,000 and two-bedrooms about AED 554,000, a difference of roughly AED 153,000.
These are advertised asking figures, not completed transactions, and the sale figures are full prices, not down payments. Size, floor, view and condition can move individual units well above or below these averages.
Extra costs for renters
- Rent: the largest difference, paid every year of the lease.
- Security deposit (refundable): usually linked to the rent, so it is higher for a two-bedroom, but you get it back at the end, less any agreed deductions.
- Lease attestation (expense): Ajman’s Tasdeeq service charges 2% of the rental value, with a minimum of AED 400 for expatriates, so a higher rent means a higher fee.
- Utilities: more rooms to cool usually means higher electricity or cooling bills. Parking and internet are the same size either way, but check whether parking is included.
Extra costs for buyers
- Down payment: Central Bank of the UAE rules cap loans at 80% of value for an expatriate’s first home up to AED 5 million. With a price gap of AED 153,000, you would need about AED 30,600 more in cash.
- Registration: 2% of the price plus AED 350 for the title deed, paid to the Department of Land and Real Estate Regulation. On that same gap, this adds about AED 3,060.
- Mortgage registration: 0.5% of the loan, with a minimum of AED 1,000, so a bigger loan costs more to register.
- Service charges: often calculated on unit area, so a larger apartment usually pays more every year. Ask for the building’s current rate before you commit.
Thinking about resale or renting out?
Neither size is guaranteed to rent faster, resell more easily or earn a better yield. The outcome depends on the price you pay, the rent the building achieves, its service charges and management, and how many similar units compete for tenants.
Before buying, compare current rents for one-bedroom and two-bedroom units in the exact building. Then work out the net yield: annual rent minus service charges, maintenance and a realistic allowance for empty months, divided by the purchase price.
What to check when viewing a two-bedroom
- Second bedroom size: can it genuinely fit a bed and wardrobe, or is it closer to a box room?
- Bathrooms: not every two-bedroom has two bathrooms. For sharers, this matters a great deal.
- Window and ventilation: a home office needs daylight and fresh air to be usable all day.
- Noise between rooms: check whether the bedrooms share a wall with the living room or a lift shaft.
- Cooling: find out whether each room has its own control, and ask to see recent bills.
- Parking and commute: families and sharers may need more than one space. Confirm the allocation and test the route to work at peak time.
Frequently asked questions
How much more is a two-bedroom than a one-bedroom in Ajman?
It varies by building. In the examples above, the gap was about AED 10,300 a year in rent and about AED 153,000 in asking price. Always compare units in the same building.
Is a two-bedroom cheaper per person when shared?
Often it is. Two people splitting a two-bedroom can each pay less than one person renting a one-bedroom. Make sure your tenancy contract allows sharing, and agree in writing how you'll split bills.
Can I use the second bedroom as a home office?
Yes. Choose a room with a window, good ventilation and enough sockets, and check that the internet signal reaches it.
Does every two-bedroom apartment have two bathrooms?
No. Many do, but some older or compact layouts have one bathroom, or one bathroom plus a guest toilet. Check the floor plan.
Is a large one-bedroom better than a small two-bedroom?
It can be. If you do not need a second private room, a spacious one-bedroom with good storage may suit you better. Compare usable floor area and layout, not just the bedroom count.
Are service charges higher for a two-bedroom?
Usually. Service charges are often calculated by unit area, so a larger apartment in the same building usually costs more. Ask for the exact annual figure.
How much cash do I need to buy a two-bedroom instead of a one-bedroom?
At least 20% of the price for an expatriate’s first home up to AED 5 million, plus 2% registration, AED 350 for the title deed, and bank and agent fees. The larger the price gap, the more cash you need.
Will a two-bedroom be easier to rent out or resell?
Not automatically. It depends on local demand, competing supply in the building, the price you pay and the building’s condition. Check current listings for similar units first.
Should I buy a two-bedroom if I plan to start a family?
If you plan to stay several years, buying the size you will need can avoid a second round of purchase costs. If your plans are uncertain, renting a one-bedroom first keeps your options open.
Are utility bills much higher in a two-bedroom?
They are usually higher, mainly because there is more space to cool. The difference depends on the cooling system and how you use the second room, so ask the landlord or seller for recent bills.
